The cheapest foundation repair is the one you never need. Here's the four-part homeowner maintenance routine that keeps North Alabama foundations stable.
1. Manage your gutters and downspouts
Clean gutters twice a year. Extend every downspout at least six feet from the foundation — burying the extension in a buried pipe is even better. This single step prevents the majority of foundation problems we see.
2. Maintain positive grading
The first 10 feet of soil around your home should slope away from the foundation at roughly one inch per foot. Re-grade any beds, mulch, or low spots that hold water against the wall.
3. Control trees and shrubs near the home
Mature trees within 20 feet of the foundation pull moisture out of the soil unevenly, causing differential settlement. Don't plant new trees close to the home, and consider root barriers for existing ones.
4. Soak the perimeter in dry summers
Sounds counterintuitive, but in late August our clay soil shrinks dramatically. A weekly slow soak at the foundation perimeter prevents the shrink-swell cycle that cracks slabs.
