Foundation Piers and Underpinning in Huntsville
When a corner of the house is sinking, piers carry the load past the soft clay to something firmer. In North Alabama that something is often limestone.

Why Huntsville houses settle
The Geological Survey of Alabama describes much of Madison County's surface and shallow subsurface as Fort Payne Chert and Tuscumbia Limestone, weathered near the surface into clayey soils and karst. For a house, that means two separate problems. The upper clay shrinks and swells with the seasons, and the rock below can be pinnacled or hold voids, so the depth to solid bearing can change from one corner of a lot to the next.
Pier types used in North Alabama
Steel push piers
Pipe sections are driven hydraulically using the weight of the house until they hit refusal, usually rock or very dense soil. They suit heavier brick homes and work well where limestone is within reach.
Helical piers
Screw-shaped plates are turned into the ground and torque readings confirm capacity. They suit lighter loads, porches, additions and spots where rock is deep or erratic.
Concrete pressed pilings and poured piers
Cheaper per unit, more common under pier-and-beam crawl spaces. Ask how deep they go and what they bear on.
Karst check: if a contractor's push piers stop at very different depths along one wall, ask why. On karst, an unusually shallow refusal can be a boulder or chert layer rather than bedrock. A geotechnical report or a structural engineer's letter is reasonable to ask for on larger jobs.
Cost and licensing
HomeAdvisor's 2026 guide lists piering and underpinning at $1,000 to $3,000 per pier, with settling or sinking repairs ranging $5,000 to $25,000. A typical corner might need four to eight piers. Alabama's Home Builders Licensure Board requires a licensed home builder for residential repair work over $10,000, and its 2025 rules treat structural work as requiring an unlimited license. Look up any contractor on the HBLB site before you sign.
Huntsville permits for foundation repair
The City of Huntsville Inspection Department's FAQ is direct: a building permit is required when material and labor exceed $250, or when structural work is involved in any amount. Pier and underpinning work is structural, so expect a permit. Anyone you pay to do the work must be licensed with the Inspection Department, and the city suggests calling to check a contractor's license before you sign. Repair permits need a list of the work with a full cost breakdown of materials and labor.
